Vacation Home Rental Terms and Conditions Agreement

Thanks for your business and we hope you enjoy your stay in our property!

TERMS AND CONDITIONS AGREEMENT: All online reservation confirmation with SWEET INVETMENT FL LLC means that you are agreeing with these terms and conditions:

  • The property is furnished and includes linens, towels, kitchen equipment, washing machine, dryer & WIFI.
  • All our properties are furnished and includes linens, towels, kitchen equipment, washing machine, dryer & WIFI.
  • We are not a HOTEL, as a courtesy we will provide a starting kit such as 1 toilet paper per bath, toiletries, small laundry detergent and kitchen essentials. You must purchase required additional products as needed.
  • One day prior to your arrival we will send you the check in instructions including the house access code, Wifi details and the community code for the amenities.
  • Door access code assigned to you, is only for your reservation. No two reservations have the same access code.
  • If upon arrival, you see anything damaged, not working properly or appear dirty. You must report it immediately to the property manager.
  • Cleaning is done after a guest check-out. If you require additional cleaning, a quote can be provided.
  • GUESTS: Absolutely NO unregistered guests without prior approval. Only those persons listed in the reservation confirmation may occupy the property overnight.

    The Guest may invite persons onto the property for a quiet social gathering, but not for an overnight stay.

  • TERM OF THE RENTAL AGREEMENT: The rental period is as described on the booking confirmation.

  • RENTAL RULES: Guest agrees to abide by the Rental Rules below as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

    Guests shall allow Homeowner/Management Company access to the property for purposes of repair and inspection. Homeowner/Management Company shall exercise this right of access in a reasonable manner.

  • SECURITY DEPOSIT: The deposit is for security and shall be refunded within 7 days of the Check-out date provided no deductions are made due to:

    Damage to the property or furnishings. Dirt or other mess requiring excessive cleaning; or any other cost incurred by the Homeowner due to the Guest’s stay.

    If the premises appear dirty or damaged upon Check-in, Guest shall inform the Homeowner immediately.

    The Deposit only will be refunded to a bank account in the USA

  • CANCELLATION POLICY: If Guest wishes to cancel reservation, the payments will be refunded as follows:

    50% refund for cancellations more than 30 days before check-in date.

    100% refund for cancellations more than 60 days before check-in date

    No refunds after check-in.

    Insurance: We encourage all renters to purchase traveler insurance.

    The parties agree to these terms of this Vacation Home Rental Terms and Conditions Agreement, once the reservation will be paid and confirmed.

RENTAL RULES

  • SMOKING is NOT allowed in the home. A $300 penalty will be charge.
  • GUEST PROMISES: The person signing this contract will be present during the entire rental period and is at least 21 years of age.
  • NO EVENTS of any kind are allowed on the property. This is a HOUSE in a residential neighborhood and is NOT a hotel and is NOT an event center. Guest agrees to NOT have any type of event at the house.
  • GARBAGE: All community have diferent method to collect the garvage, follow the check in and check out instructions provide by the host, all trash must be bagged.
  • QUIET TIME: 10:00 PM until 7:00 AM is “Quiet time” EVERY EVENING!! All noise including loud talking and music and other sounds will be moved indoors during the hours designated as “quiet time”. Guest shall not create excessive noise at a level that disturbs neighbors. Code enforced neighborhood quiet hours are from 10:00 PM – 7:00 AM.
  • GUEST PROMISES: 1) Not to act in a loud, boisterous, unruly or thoughtless manner or disturb the rights of neighbors to peace and quiet, or allow his/her guests to do so; to use the home only as a private residence, and not to engage in any activity or allow any condition that is illegal or dangerous or which would cause a cancellation, restriction, or increase in premium in MANAGEMENT’s insurance or allow his/her guests to do so.
  • GUEST PROMISES: 2) Not to damage or misuse the home and contents provided by MANAGEMENT or allow his/her guests to do so; that when GUEST moves out, the home will be left in good condition. GUEST shall pay for any repairs or replacement, all loss or damage to the house and its contents whenever such damage or loss is beyond normal wear and tear.
  • ACCIDENTS: This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  • Guest agrees to keep the property and all furnishings in good order.
  • Only use appliances for their intended uses.
  • PETS are NOT permitted. A $400 penalty will be charged.
  • PARKING: Vehicles must park in designated areas (no designated parking spot). No vehicles are to park on grass areas. Any illegally parked cars are subject to ticketing and/or towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
  • HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units. Extra fees may apply for the damage of these items.
  • CLEANING SERVICES: We use a cleaning service between guests that is familiar with the house and they do a wonderful job. If you would like cleaning services during your stay, please ask. We will provide you with a quote based on requested service.
  • SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, we shall promptly repair them. You agree to permit access to the House to make repairs. We shall not be liable to You in damages, and NO REBATE OR REFUND will be given for such temporary failure, provided We are repairing the system or amenity in a reasonable manner after having received notice from you that repairs are needed.
  • STORMS: If there is a storm or hurricane, no refunds will be given unless: The state or local authorities order mandatory evacuations in a “Tropical Storm/ Hurricane Warning Area” and/ or a “mandatory evacuation order has been given for the Tropical Storm/ Hurricane Warning” area of residence of a vacationing guest. The day that authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning” area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is schedule to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning” period.
  • PERSONAL PROPERTY AND INJURY: (I) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (II) Guest Insurance: Management recommends that Guest carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (III) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property.
  • MEDIATION: Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved.
  • JOINT AND INDIVIDUAL OBLIGATIONS:If there is more than one Guest, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other Guest.
  • ENTIRE CONTRACT: Time is of the essence. All prior agreements between Owner and Guest are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties` agreement and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. 
  • RELEASE: In consideration of the right to visit the home, Guest agrees to release to the fullest extent allowed by law, Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by me, my minor children, any guest identified, or any guest or person allowed onto the property during my rental dates as a result of my, my children’s or the guests’ participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind my heirs, administrators, executors, and any other person or entity seeking to claim under or through me.
